Three new connecting roads divide the site into four blocks.

These four blocks are divided into 16 building areas of varying sizes and can be combined with each other, as desired. This creates considerable variety, which allows the different needs to be met flexibly.

Development in stages

Division into blocks assists with orderly development of the site in stages. This may take place over a fairly long period.

The master plan safeguards the development of the entire site during every realization phase.

Modular design

Division into plots or land and building sites of different sizes as well as the fact that they can be combined with each other is a central component of the master plan. It starts in an optimum position to meet the different requirements of future users.

Building areas

The building area of each plot of land along Kreuzstrasse, Kiesstrasse, Lachenstrasse and Hegenheimermattweg is defined by the building line.

The master plan defines the building line at Kiesstrasse and Hegenheimermattweg as the design building line.

Inside the site, building can be erected up to the boundary of the construction area.

Buildings for between one and four users can be built on each block. Plot sizes and building areas can be seen in the following table. The relevant position can be found in the plan below.
